We target the widest possible market in respect of property sales and lettings and
use our negotiating skills and market knowledge to ensure best sales prices and
rents are achieved.
Valuation Reports
We prepare Valuation Reports and Investment Appraisals in accordance with recognised
guidelines set out by the Royal Institution of Chartered Surveyors. As such, these
documents are recognised and accepted by lenders, financial institutions as well
as other authorities and organisations.
Valuations can be used for a variety of purposes including loan security, expert
opinion, probate, matrimonial settlement, taxation planning, relocation and financial
statements.
Our report will contain reference to planning investigations and development potential
that may add value.
Before a valuation is carried out the client’s requirement will be discussed and
confirmed to ensure the report is properly scoped and suitable for purpose.
Property Management
Looking after the key event dates in the life cycle of any commercial property is
where Barlow Property Consultancy can make a difference to the financial return
of your asset. Whether you are a property owner or tenant, we can maximise revenue
and minimise occupational costs. We are happy to represent either a landlord or
tenant to ensure the best deal possible is struck on your behalf and that important
diary dates such as rent reviews and lease expiry dates are not overlooked. We are
able to interpret lease terms and handle disputes that may arise between a landlord
and tenant.
Town & Country Planning
We are able to research and advise on the development potential that your land or
property might possess in order to achieve additional value. We would carry out
initial enquiries with planning officers leading to submission of planning applications
and supporting appraisals. We would coordinate the input of complimentary professional
services where required. Examples of our work include planning research/applications
for residential and commercial property development, conversion of farms barns to
residential usechange of use and diversion of public right of way.
Licensing Act 2003
We act as agents in applying for Licences under the Licencing Act 2003. Whether
it be a Late Night Refreshment licence, entertainment licence or licence to sell
alcohol for consumption off the premises, we are able to assist. We specialise in
guiding small operators through the process.
We have successfully guided clients through the application process and acted successfully
for clients at Local Authority Hearings.
Disability Discrimination Act 1995
We have a particular interest in disability issues and as such we feel able to provide
sensible advice on responsibilities under this Act. We can provide a full access
audit or in the case of smaller businesses a ‘walk and talk’. Making businesses
and properties accessible is often more than ramps and grab rails and we feel economies
